The U.S. Department of Housing and Urban Development (HUD) and SNRHA share the goal of ensuring our Housing Choice Voucher families live in decent, safe and sanitary housing. SNRHA conducts Housing Quality Standard (HQS) inspections prior to HCV program participants moving into a home and performs inspections annually thereafter. All HCV housing units must meet these standards in order to receive rental housing assistance. HQS is applied to all Project-Based Voucher units as well under the HCV program.

Initial Inspections occur when a voucher holder notifies SNRHA of the specific dwelling unit that they desire to lease. The unit must pass the initial inspection before the tenant signs the lease and before SNRHA signs the housing assistance payments (HAP) contract and makes rent payments.

Once you live in your home, SNRHA will conduct follow-up inspections every year. These annual inspections help ensure that your home continues to meet the standards set by HUD.

Special Inspections, complaint inspections or quality control inspections can be conducted at any time. Complaint inspections occur when a tenant, owner or member of the public informs SNRHA of a complaint about the condition of an HCV assisted housing unit.

Fraudulent text messages and emails

Dear Valued Clients,

We have been made aware of fraudulent text messages and emails impersonating the Southern Nevada Regional Housing Authority (SNRHA).

These scams may come in the form of:

  • Text messages requesting personal information, payments, or account details.
  • Emails sent from Gmail or other non-official email accounts, using the names of actual SNRHA staff and appearing to represent our organization.

Please be cautious—SNRHA will never request sensitive information via text message or from unofficial email addresses. If you receive a suspicious message: Do not click on any links Do not respond or provide personal details Instead, report it immediately to your caseworker, property management staff, or contact us directly at customerservice@snvrha.org or by calling 702-477-3100.
